RENTAL PROTECTION


If a tenant’s rent is not received and eviction becomes necessary at your rental property, Bryant Real Estate offers a program that will guarantee a continued 30 days of income to the owner. Most evictions take around 30 - 45 days – this program will further prevent losses to a property owner. Every effort will be made to mitigate losses by working with a delinquent tenant, but this program will ensure owners receive One Month’s worth of rental compensation if a Writ of Possession is executed.

Bryant Real Estate will pay the owner One Month’s rental income if a tenant is evicted by the magistrate and forced to vacate with a writ of possession being executed by law enforcement.

Example: A tenant stops paying rent and is late after the 6th of the month, Bryant Real Estate will attempt delinquent rent collection, file eviction and the Sheriff will serve the tenant papers at their home. We will attend eviction court, file for a writ of possession, and meet the Sheriff’s Deputy to execute the writ of possession. If a tenant refuses to leave and is forced to vacate by law enforcement – Bryant Real Estate will reimburse the owner, the equivalent of One Month’s rent.

Scenario: Home rents for $1,800 per month -Tenant is removed via Writ of Possession.

With Rent Protection – Owner is reimbursed $1,800 in lost rental income once the Writ of Possession has been executed. Once the move out is finalized and the security deposit disbursement is paid damage charges will be deducted first but any remaining deposit will reimburse Bryant Real Estate for the lost rental income made to the owner prior to a refund being issued to a tenant.

Plan may only be added/cancelled during leasing period to include the vacancy time between leases or first 14 days of occupancy after a new lease.
